We begin our time tested and results proven project management process with a detailed pre-construction analysis, in which we devise the work plan to get to construction.
Next comes quality control and quality assessment, a program designed to evaluate the entire construction process from conceptualization through the operation of the building's systems, not just during the bricks and mortar construction phase.
Then, we prepare subcontractor or vendor bid packages for optimal owner buying power. This phase also includes pre-bid conferences to ensure the client is satisfied with the direction and foundation of their project. We'll also coordinate and facilitate the project delivery partners.
One aspect of our construction management process that receives special focus is pro-active budget management. This includes every aspect of client operations that affect the construction budget. We even create a scheduling review to confirm that your project will be completed on time.
SENCON has invested in Sustainable Construction by providing our employees with training in sustainable design and sustainable construction practices. Some of this training includes the Green Building Diploma Series and the Renewable Energy Diploma Series through NC State University.
This training included courses that covered green building practices such as integrated design, land development orientation, stormwater management practices, construction waste management, tighter building envelopes, green roofs, passive solar design, daylighting, building material selection criteria, mechanical efficiencies through programs such as Energy Star and renewable energies including: solar power through photovoltaics, solar hot water and wind power. We have also invested in training our employees in the LEED certification program. SENCON is committed to incorporating these practices into our projects and hopes to start a trend in the local marketplace.
Another critical aspect of construction management that many of our competitors overlook is Mechanical/Electrical/ Plumbing (MEP) reviews and coordination. That's why our process includes a pro-active subcontractor work plan, which aligns all parties and ensures that they understand the schedule and were they fit into it. We'll work together with these trades to most effectively complete the project.
